• Do I need planning permission?
    • In most cases No, However please speak to our sales team on 01767 676 400.

      You will need to check the Permitted Developments rights on the property to which our Zone is being delivered and confirm that it can be built without the requirement for planning permission. If you are unsure about the suitability of Zone being constructed under Permitted Developments rights, Potton can undertake this work on your behalf. The fee for this service is £250 + VAT. 
  • What about building regulations?
    • Most garden buildings are exempt from most building regulations. However if you wish to live in a Zone, it must comply with building regulations. The good news is that Zone has been designed to comply with building regulations and Potton can produce the application.
  • What if access to my garden is restricted?
    •  Zone is manufactured using Potton’s tried and tested insulated timber frame system. Small modular panels are delivered flat packed from the factory to site, there is no need for heavy mechanical handling. 
  • What do I get as part of the package and what do I need to do?
    • The Zone price list shows details of our base package. In essence the package is similar to self-build, we manufacture and erect the main superstructure leaving the client free to finish the interior and exterior to there own taste. However the list of recommended Potton subcontractors is at the disposal of all Zone purchasers. A broader package to include standard electrical wiring layouts and internal plasterboard finish are also avaliable.

    • What the client has to arrange is:
    • Groundworks
    • Connections to mains electricity (and water if required)
    • Exterior cladding
    • Electrics (plumbing if required)
    • Plaster boarding (dry lining is best)
    • Gutter and drainage (water butt would be permissible and great for harvesting water)
    • Apply the waterproof roof covering

  • What foundations do I need, what would the cost be and who could help me find a reliable groundworker?
    • A simple reinforced concrete base is the most cost effective and practical solution. Potton Ltd has a number of recommended groundworks companies up and down the country. The typical cost for a Zone model 3 (The display model) is around £1500. We will help the designated groundworker with the setting out details (dimensions etc).
  • Could I build a Zone for family to live in or for guests to stay over in?
    • The answer is yes, however a special planning application and building regulations submission will have to be made. Potton can provide this service for a fee of £1500 + VAT. Our planning experts would be able to advise if it was feasible to apply for planning ahead of investing in the planning fee. 
  • What are my options for internet access and phone services?
    • There are a number of ways to get internet and phone access to your Zone, including traditional cable, however the simplest is to use a wireless router and a dual cordless dect phone from the house. 
  • What is included in the price?
    • Our prices include:
    • Manufacture
    • Erection of the superstructure
    • Package as detailed in the Spec sheet
    • VAT

    • There are a number of ways to personalise your Zone, you can even make it an Eco-Zone with a range of Kingspan options such as solar thermal hot water, rainwater harvesting and even air source heating. 
  • Can I have a Bespoke Zone
    • Zone is available in 4 designs which should suit most applications, windows doors and internal walls can be moved to suit individual requirements. But the footprints cannot be altered.
  • What can I use Zone for?
    • It’s your choice, really anything you want! Here are a few suggestions:
    • Home office – working from home makes so much sense these days
    • Hobby room – train sets to artist studio
    • Quiet room – your own special place to get away from it all
    • Study room – great homework den
    • Work from home other than an office – Hairdressing & Beauty, Chiropractor, Music teacher,
    • Music room/studio – Get that drum kit out of the house
